The Jalcon Building Process...
we’re with you every step of the way!

Pre Building


step1.gifLand and Ideas

•    Choose your section or site
•    Choose size and style of your new home
•    Choose on which lot you wish to build your Jalcon Home, your land or Jalcon land. We will then carry out a site visit inspection, and advise you on feasibility or technical issues relating to building on the site.
•    In discussion with us, we work together to determine the approximate size and style of your new Jalcon Home.


step2.gifDesign & Plans

•    Discuss requirements with our architect
•    Concept Plans
•    Estimates
•    Discussions
•    Draft Contracts
•    Pay a Drawing Deposit (dependant on house size)
This fee includes the following:
a)    Site visit by our Architect.
b)    Review of Council Town Planning Regulations and requirements, plus any site issues.
c)    Discussion with our Architect over your proposed new home.
•    Final design of your new house, including discussion with our Architect.
a)    Preparation of site plan, services plan, dimensioned floor plans, and 4 elevations – ready for PIM lodgment and contract pricing.
b)    Lodgment of the plans at Council for a PIM. This is a check to ensure there are no issues with regards to design, land or  services that may affect obtaining a Building Consent.
c)    Please note that this Drawing Deposit is non-refundable.
•    We give you estimates of total cost to build and give you time to discuss.

 
step3.gifContracts

•    Final Discussion
•    Agreement
•    Sign contracts
•    We agree on the price, plan and specifications.
•    We agree on and price any additions or changes to the above.
•    If Jalcon owns the land, we prepare a Sale and Purchase Contract & a Reg. Master Builders Contract. If you own the land, we prepare a Reg. Master Builders Contract only.
•    On signing the Contract you will pay us a 10% deposit of the build price.
•    If Jalcon owns the Land, the balance of the purchase price for the land is due within ten(10) working days of the Contract becoming unconditional.

step4.gifConsent

•    Final Plans to Council
•    Await Consent
•    Receive Consent
•    Interior / Exterior Design & Colour Consultation
•    Jalcon Homes draw up a full set of working drawings and submit these to Council for a Building Consent.  This can take 12 – 14 weeks.  But if your project requires a Land–Use or Resource Consent this will take longer.
•    Once Council has issued a Building Consent, we can commence earthworks and construction on your new home within 10 days.
•    Meet our Construction Supervisor who will explain the process of building your new home and your new point of contacts over this time.
•    Meet our Colour Consultants (Duo Design) to discuss your interior / exterior colour scheme and materials, as available for your chosen specification. During this time, if you wish to make changes or upgrades to your home, we are able to arrange these as a variation. These changes may alter the final price paid.


step5.gifConstruction

•    Timeframe
•    Earthworks
•    Building work – Building Supervisor
•    Progress Payments
•    Your Design and Build Consultant and Building
Supervisor will be able to indicate the time frame to build your home, which will be dependent on design and weather conditions.
•    Building will commence. Brace yourself! We try very hard to detail the time for building your new home, but please be prepared for delays, as weather and new Building Regulations could impact on this project.
•    You argee to make Progress Payments on a staged basis upon substantial completion of work on your home.  This will generally be once per month, depending on what stage you home is at eg: a payment would be made once the foundations and floor structure is complete (the Stage) For full details, please see page 4 of the Masters Builders Full House Contract (std) 2009.
•   If required, we will obtain the code compliance certificate from the Local Council.

•    Move In to your new Jalcon Home
•    Finally, enjoy what you have achieved! The amount of time, effort and money you have invested in this project has been done so that you have something you will love.
•    Take time to sit, look and enjoy what you’ve built! You have earned it!
•

•    90 Day Maintenance Period.
